Interior Design Cost in Kolkata: What You Actually Pay, Line by Line

Ask three interior firms in Kolkata to quote for the same flat and you will often receive three very different numbers. One quotes ₹6 lakh, another ₹11 lakh, and the third gives you a per square foot rate with no breakdown at all. It is confusing, and it makes people suspect that someone is overcharging.

Usually nobody is. The three quotations are simply covering three different scopes of work with three different material grades. Once you understand how interior pricing is actually built up, comparing quotations becomes much easier, and you stop paying for things you never needed.

This guide breaks down interior design cost in Kolkata the way we would explain it to a client sitting across the table at Nirman.

A note on the numbers below: every figure here is an indicative market range for Kolkata, useful for planning your budget. Actual pricing depends on your carpet area, scope, material selection and site condition. Treat these as a starting point for a conversation, not a quotation.

The Three Ways Interior Work Is Priced

1. Per square foot of carpet area. This is the most common approach for full home interiors. The firm applies a rate to your carpet area and arrives at a total. It is quick and useful for early budgeting, but it hides the scope. Always ask what the rate includes, because two firms using the same rate may be covering very different work.

2. Itemised or unit-wise costing. Here every element is priced separately: the kitchen by running foot, wardrobes by shutter area, false ceiling by square foot, painting by area, and so on. This takes longer to prepare but is far more transparent. If you want to compare two quotations properly, ask for this format.

3. Design fee as a percentage. Some designers only prepare the design and drawings, and you execute through your own contractor. The fee is usually a percentage of the total project value, commonly in the range of 7 to 12 percent for apartments. Turnkey firms generally fold the design fee into the overall cost instead of charging it separately.

Typical Budget Ranges by Flat Size

These are full turnkey ranges covering modular kitchen, wardrobes, false ceiling, painting, basic electrical work and essential furniture.

  • 1 BHK  ·  250 to 500 sq ft carpet area  ·  ₹3 lakh to ₹5 lakh
  • 2 BHK  ·  600 to 950 sq ft carpet area  ·  ₹6 lakh to ₹14 lakh
  • 3 BHK  ·  950 to 1,400 sq ft carpet area  ·  ₹8 lakh to ₹18 lakh
  • 4 BHK or duplex  ·  1,400 sq ft and above  ·  ₹15 lakh and upwards

Most standard 2BHK owners in Kolkata land somewhere around ₹7 lakh to ₹9 lakh for a complete job. On a per square foot basis, that works out to roughly ₹1,200 to ₹3,300 for the majority of projects, with premium finishes pushing past ₹4,000.

Location matters too. Flats in Salt Lake, New Town, Ballygunge and Park Street generally attract higher pricing than Behala, Garia, Tollygunge or Howrah, largely because of labour rates, building society requirements and material logistics.

Where the Money Actually Goes

In most home projects, carpentry dominates the budget. Understanding the split helps you decide where to spend.

Modular kitchen. Usually the single largest line item. Cost is driven by cabinet volume, shutter finish, countertop material and hardware. A basic kitchen with laminate shutters and a granite counter costs a fraction of one with acrylic shutters, a quartz counter and imported soft-close fittings. Kitchens in Kolkata work hard and sit in high humidity, so this is not the place to economise on plywood grade.

Wardrobes and storage. Priced by shutter area. The internal layout matters less than the finish. Moving from laminate to acrylic, PU or veneer can raise wardrobe cost by around 40 to 60 percent for exactly the same box.

False ceiling and lighting. Rates vary by material, and branded gypsum boards cost more than local alternatives. Detailed ceiling designs across every room, cove lighting and profile lights are usually charged over and above a basic living and dining ceiling.

Painting and wall finishes. Ordinary emulsion is inexpensive. Textured finishes, wallpaper, panelling and accent walls sit in an entirely different bracket.

Electrical and plumbing changes. Moving points, adding circuits for air conditioners or a false ceiling load, or shifting plumbing lines are billed separately in almost every quotation. In older Kolkata buildings this is often more work than people expect.

Loose furniture and decor. Sofas, beds, dining sets, curtains, lights and decor are frequently excluded from turnkey quotes. Budget for these separately, because they can easily add ₹1.5 lakh to ₹3 lakh to a 2BHK.

The Kolkata Humidity Factor

This deserves its own section because it is specific to our climate and it costs people real money.

Kolkata is humid for a large part of the year, and areas near the Bypass, Howrah and the riverside are worse. Cheap moisture-resistant plywood swells, warps and delaminates far faster here than it does in drier cities. The saving looks attractive on the quotation and becomes a repair bill within a few years.

For kitchens, bathroom-facing units and anything on an external or damp-prone wall, boiling waterproof grade plywood is the sensible choice even though it costs more. Everywhere else, a good commercial grade is usually sufficient. A designer who explains this distinction to you is worth listening to. One who quietly quotes the cheapest board everywhere is not.

Costs That Surprise People Later

  • Society charges, lift usage fees and labour entry deposits in apartment complexes
  • Debris removal and site cleaning
  • Transport and material handling to upper floors in buildings without service lifts
  • Bathroom renovation, which is almost always quoted separately
  • Flooring repair or replacement discovered after the old furniture is removed
  • Mid-project design changes, which are the most common reason budgets overrun

None of these are unusual. They simply need to be part of the conversation early, rather than appearing as a surprise in month two.

Where You Can Safely Save

  • Reduce the finish, not the structure. A laminate shutter on good plywood will outlast an acrylic shutter on poor plywood, and costs less.
  • Limit false ceiling to where it is seen. Living and dining benefit visually. Bedrooms often do not need a fully designed ceiling.
  • Do not build what you can buy. Custom carpentry for every piece of furniture is expensive. Beds, dining tables and sofas are frequently better bought.
  • Phase the project. Kitchen and wardrobes first, since they affect daily life the most. Guest bedroom and study can wait a year.
  • Fix the design before work starts. Changes after carpentry begins are the single most expensive habit in any interior project.

How Long It Takes

Time and cost are linked, because a longer site means longer labour deployment. A 2BHK typically runs around 35 to 55 days of site work, and a 3BHK around 50 to 75 days, assuming materials arrive on schedule and the design is frozen.

Monsoon months usually run longer. Paint and adhesives take longer to cure, material deliveries slow down, and rework becomes more likely. If you have flexibility in your timeline, planning around the heaviest rain months is genuinely useful.

What About Office and Commercial Interiors?

Commercial fit-outs are priced differently because the drivers are different. Workstation count, cabin partitions, conference rooms, reception design, network and electrical routing, fire and building compliance, and the landlord's fit-out conditions all shape the cost far more than raw floor area does.

Retail and hospitality spaces add another layer, since branding elements, display systems and lighting design carry a much larger share of the budget than they do in a home. These projects are best quoted after a site visit rather than from a per square foot table.

How to Compare Two Quotations Properly

Put the two documents side by side and check the same five things.

  • What is the plywood grade, and is it clearly stated?
  • What is the shutter finish on the kitchen and wardrobes?
  • Is the false ceiling area specified, or left vague?
  • Are electrical and plumbing changes included or excluded?
  • Is loose furniture inside or outside the scope?

In almost every case, the price gap between two quotations is explained by these five answers. A cheaper quotation is not automatically a worse one, but it should be cheaper for a reason you can point to.

Frequently Asked Questions

How much does interior design cost in Kolkata per square foot?

For a complete turnkey home interior, most firms quote roughly ₹1,200 to ₹3,300 per square foot of carpet area. Budget packages sit at the lower end, while premium finishes can cross ₹4,000. The rate matters less than what it includes.

What is the cost of 2BHK interior design in Kolkata?

Generally ₹6 lakh to ₹14 lakh for a full turnkey job. Most standard 700 to 900 sq ft flats settle around ₹7 lakh to ₹9 lakh covering kitchen, wardrobes, false ceiling, painting, electricals and essential furniture.

Do designers charge a fee separately from execution?

It depends on the model. Design-only consultants typically charge a percentage of project value, often around 7 to 12 percent for apartments. Turnkey firms usually include the design fee within the overall quotation.

How long does a home interior project take?

Around 35 to 55 days for a 2BHK and 50 to 75 days for a 3BHK once site work starts, provided the design is finalised and materials arrive on time. Monsoon projects often take longer.

Where can I cut cost without regretting it?

Lower the finish grade rather than the material grade, restrict false ceiling to the living and dining areas, buy loose furniture instead of building it, and phase less important rooms. Never compromise on plywood quality in the kitchen or on damp-facing walls.

Conclusion

Interior design cost in Kolkata is not a single number, and any firm that gives you one without asking about your scope is guessing. What determines your final figure is how much work you are doing, which materials you choose, and how firmly the design is settled before execution begins.

Get those three things clear and the budget becomes predictable. That is the real value of working with an experienced team: not just a beautiful design, but a cost you can plan around and a project that finishes close to what was quoted.
